    • A booking requires final written confirmation from host and guest

    • Prices are inclusive of VAT (6%), a guided check-in and check-out subject to availability, Housekeeping Services applicable for the duration of the stay and the final clean

    • At time of booking we ask for a non-refundable deposit of 50% of the total amount and ask for the outstanding amount eight (8) weeks before your arrival

    • If your stay at the time of booking is less than eight (8) weeks away, we ask for the full amount to be payed

    • A refundable damage deposit of 10% of the rental amount is issued before check-in, stays of more than 14 days are subject to a deposit of 7% of the rental amount, with no outstanding costs or damage fees due, damage deposits are fully released or re-issued in full within five (5) working days of your departure

    • For Short Stays of a maximum of 5 nights: Since November 1, 2024, the municipality of Loulé has issued a Tourist Tax for Short Stays:

    • 2€ per client over 16 years old and per night with the maximum of 5 nights, between 01/04 to 31/10

    • 1€ per client over 16 years old and per night with the maximum of 5 nights, between 01/11 to 31/03

    • Guests for medical treatment are entitled to exemption.

    • Prices are based on full occupancy and due to high demand we cannot take into account a lower number of guests

    • Minimum Stay of seven (7) nights required during High Season, Mid Season & Holidays

    • SHORT STAY requires a five (5) night minimum with 2x Housekeeping Services inclusive, only available in Low Season

    • Check-In from 4PM (bag drop-off and an early check-in are subject to availability)

    • Check-Out at 10AM from all Guest Rooms and common spaces – with the courtesy of our house personnel to grant some extended use of designated areas, we ask guests to leave the premises no later than 11AM (late check-out is subject to availability)

  • • Before the final payment date is due, you must inform us by e-mail whether you want to rebook or cancel.

    • Rebookings or cancellations need to be communicated 4 months prior to check-in.

    • If the final payment date is exceeded, the outstanding rental amount is due.

    • If you choose to rebook your stay, the amount paid will be retained as a credit for your new stay rebookings can be made up to 18 months after the original booking date.

    • If the rental price for the new period is higher, we will have to invoice you for the remaining costs

    • If you wish to cancel your booking, we retain the 50% downpayment and if the final payment date is exceeded, the remainder must be payed.

    • Only in the case of local authorities ordering the closing of our accommodation will we reserve the right for a rebooking being issued from our side with a maximum future date of eighteen (18) months then the original booking. Only in this case and for this reason would we ask to rebook your reservation.


  • HOUSE RULES

    We try to keep rules to a minimum. We trust that those invited into our home will respect it and will look after it as their own. Should anyone prove disrespectful to the house or the house staff, we reserve the right to ask you to leave straight away without refund. We reserve the right to ask you to leave straight away (without refund) if we consider any of the House Rules (see below) have been disrespected.

    MAXIMUM GUEST CAPACITY

    The house has five (5) bedrooms accommodating a maximum of 10 guests.
We do not accept or have capacity for additional beds, besides baby cots.
Please notify us in advance of your stay for any baby cots and sleeping arrangements that we can assist with.

    CHILDREN

    Because there are spaces around the house which could be dangerous for young children, we ask parents to be aware, cautious and attending their young children at all times. We provide a baby cot, high chair and a child bed and toys upon request. Please inform us of your children’s ages and sleeping arrangements when booking.

    GUESTS WITH MOBILITY ISSUES

    We would also advise that the house is only partially suitable for guests with mobility issues. Please contact us prior to your booking.

    PETS

    In general we do not allow pets in the house.

    NOISE

    In respect to our neighbours, we ask that you and your guests keep the noise down after 10pm.

    KITCHEN

    Also, whilst guests are welcome to take glasses, mugs and plates to their rooms, please return them to the kitchen and pop them in the dishwasher. It is a pre-requisite for our private chefs to find a clean kitchen with all tableware and glasses at their disposal.

    Please note that some cooking utensils and serving cutlery made of wood, horn, mother of pearl, other natural material and some synthetic items need to be washed by hand.

    With your attention and help the house team will have enough time to spend for the clean and by leaving no food traces ant infestations are avoided.

    WIFI

    The main house and main terrace, pool area and guest house have been set up with a satellite system to provide wifi throughout the house and terraces. You are welcome to use it liberally but in order to provide a strong connection, we ask you to take devices that are not in use offline.
Throughout the property we have installed multiple hotspots in and outside the house, which you may connect to using the one same password given at check-in. In any case of a wifi fall-out, please refer to the manual that is provided in the entrance hall sideboard drawer.

    DIGITAL DETOX

    We encourage guests to a digital detox, to go offline, so that Villa Geneche is a place to foster relations with friends and family through conversation, creativity and new experiences. In hope we can encourage you to a full digital detox. However there are televisions in all bedrooms.

    EVENTS

    All events must be notified to us in advance and are subject to permission.
If you wish to host an event at the house or to undertake a photo shoot, please get in touch so that we can discuss arrangements and agree specific terms & conditions.
The house is not suitable for stag or hen parties or weddings but rather selective receptions and outdoor events.

    IMAGERY & SOCIAL MEDIA

    We assume you will agree with your guests what images or other recording of your stay at the house may be taken and shared on social media or otherwise. Our staff have been asked to adhere to the strictest confidentiality standards.

    FIREPLACE & BBQ

    If you are coming at a time of year when the nights may be chilly, lighting the fireplace in the living room and snuggling up in the blankets we have available may be enough to help stretch the season. Please notify the house team if you would like to use the bbq and/or one of the fireplaces. They will be happy to lay the fires for you. Please note that for the fireplaces you should start with a small amount of wood and build up slowly and that for the bbq, only charcoal should be used.

    FIRE HAZARDS

    Please avoid possible fire hazards at all times and ensure no fires or candles are left unattended. There is a high risk during a dry season, therefore be warned that cigarettes should never be tossed out of the car. Fire extinguishers are placed in all bedrooms and larger common rooms.

    SMOKING ETIQUETTE

    We ask for no smoking anywhere inside the house, except for outside on the terraces.
Please use the outdoor ashtrays and be aware that hot ash or fire unattended can easily start a fire. Do not put out or toss any cigarettes anywhere but in the ashtrays.

    CANDLES

    Do not leave candles unattended and either take all candles inside or place in the satellite kitchen before going to bed, as they melt in the sun.

    SWIMMING POOL ETIQUETTE

    Please shower before going in the pool. Our low-chloride pool is gentle on eyes and skin and therefore cannot oxidise heavy organic contaminants such as body oil, perspiration, urine or sunscreen. Please instruct other guests and children of using the shower before swimming. Pool towels are found in the cupboard opposite the laundry room. You may help yourself to some inflatables stored in the pool house. Please deflate and return these before you leave. With an eye on your safety, please do not to take glasses to the pool area except for the dining area by the pool. There are good quality synthetic crystal glasses and jugs available in our Kitchen or Living Room sideboard.

    CHANGE OF LINEN & TOWELS

    The rental of the house includes a change of bath towels on day four (4) if staying for 7 nights, and on day three (3) if staying for five (5) nights. One beach towel per person for 7 nights is also included. The bed linen will be fresh on arrival. If you are staying for more than seven (7) nights, the bed linen will be changed on day seven (7).

    COSMETICS

    You are very welcome to use organic skin & haircare products by LA-EVA made available in your bathrooms. Please do not take the bottles with you - we refill them for the next guests.

    STOCKAGE

    We have avoided putting locks on cupboards, because we prefer a relationship of trust. However, we reserve the right to charge additional fees if guests help themselves.

    DRUG USE

    No guest should use, ingest, possess or distribute illegal drugs or other substances or engage in other conduct which would bring Villa Geneche, the house into disrepute.

    LIABILITY

    The person making the booking has responsibility for the behaviour of their guests and any damage they may cause. We reserve the right to ask you to leave straight away (without refund) if we consider could have disrespected our house rules to endangered the property or a person or cause any other concern for the protection of the property and property image, against property damage and theft or human endangerment of any sort.

    CHECK-OUT

    At the end of your stay, please ensure that the house is in the same condition as you found it on arrival and that all items borrowed have been returned; in particular, the kitchen should be left clean and tidy, dishes and glasses cleaned and put away, bins empty, perishable foods thrown out.
 Any wet or damp towels should be taken to the laundry room and not left on beds.
 Place all keys on the side table at the entrance hall.
 There should be three set of keys with buzzers.

    ADDITIONAL SERVICES

    Extras should be settled locally and promptly at the time of service.
All outstanding debt has to be settled before departure, in most cases directly with the suppliers. Please note that few will have credit card facilities and therefore will prefer payment in cash.

    TRASH DISPOSAL

    The perish’s designated trash containers are outside the property. We ask you to separate glass, plastics, paper and compostable trash and put them in the designated bins in the Kitchen and Laundry Room for the house team and/ or dispose of them yourselves.
We will not be liable to any guest for any loss, damage or injury suffered by them or their property howsoever caused, save in respect of death or personal injury caused by our negligence or that of our staff. This is not intended to affect any mandatory rights you have under local law that we cannot legally restrict or exclude.

    COMPLAINTS

    Should you have any complaints about your experience at Villa Geneche or about this Site, please email stay@villageneche.com. You will also find a formal complaints book ”Livro de reclamações” at the house in which you can log your complaint in writing. We will endeavor to respond and resolve any issues as quickly as possible. Villa Geneche is promoted and rented as a business activity.

    DISPUTES

    In the event of any dispute between you and us concerning these Terms, the laws of Portugal will apply. If you wish to take court proceedings against us, to the extent that applicable law in your country of residence requires mandatory application of another law and/or jurisdiction and/or language requirement, which cannot lawfully be excluded under these Terms in which case such law and/or jurisdiction and/or language shall apply, as far as it is legally required.

    I. ABOUT US

    This website and related social media accounts (collectively this Site) are operated as a personal business activity for the promotion and rental of the property known as Villa Geneche (“the House”) owned privately.

    II. CONTENT

    Your use of this Site and its contents (“Content”) is subject to these Terms. Any Content that you access on this Site is either owned by us (or third parties who licence such Content to us) and is made available only for your own personal use on the condition that you must not republish, post, transmit, edit, adapt, syndicate or distribute any Content without our prior written permission. The name “Villa Geneche” and other business names and logos displayed on this Site may be trade marks belonging to us (“Trade Marks”).

    To the extent you or your guests post photographs or other recordings of your stay at the House on public social media accounts, you confirm we have the permission to use the same in the promotion of the House.

We do not control third party websites and are not responsible for their contents or how they operate. Nor do we imply any endorsement by us of the goods, services or materials made available on such websites. You acknowledge that (to the maximum extent legally permitted and unless we state otherwise) we shall not be liable in respect of your use of those third party websites or any purchase you make through them.

    IV. YOUR USE OF THIS SITE

    You must only use this Site for legal purposes in accordance with these Terms and are prohibited from using our Site to engage in any fraudulent activity or in a manner that (in our reasonable opinion) is liable to damage our business or harm other users. Your use of our Site is subject to our policies or guidelines that we may communicate to you from time to time.

    You also undertake that any personal data and other information you may provide to us when registering or signing up to any services on this Site is complete, accurate and up to date. In relation to any material you submit to us or post on this Site, you undertake to us that either you own this material or have the necessary rights, clearances and or approvals you need to submit or post such material.

    IX. GOVERNING LAW

    In the event of any dispute between you and us concerning these Terms, the laws of Portugal will apply.
